My intent has been to write a lot more frequently than has been the case! Busy-ness has been in the way, whether it has been on the Real Estate side or personal side. A lot of singing and musical events on the personal side, with the Victoria Philharmonic Choir (http://vpchoir.squarespace.com/) doing Handel's Dixit Dominus and Bach's Trauerode with the Victoria Chamber Orchestra (http://www.victoriachamberorchestra.org/) to a full house on March 12, at St Andrew's Cathedral - a great time was had by all.
On March 26th we traveled to Vancouver to join Peter Butterfield's main Vancouver Choir, Vancouver Voices (http://vancouvervoices.org/ and a chunk of the Vancouver Symphony (http://www.vancouversymphony.ca/) doing Bach's St Matthew Passion at the MOST wonderful Chan Centre on the UBC grounds (http://www.chancentre.com/).
Lastly we were under the baton of Tania Miller with the Victoria Symphony (http://www.victoriasymphony.ca/), and the Victoria Choral Society (http://www.victoriachoralsociety.ca/) for a huge three performance gig of Verdi's Requiem - Duncan and Victoria (2).
On the work side things are moving fine with a contact list of over 100 and clients starting phone out of the blue - thank you. We have sold a house on Foul Bay Rd in Oak Bay that we have owned for 15/16 years, and added a sale in Vancouver to keep the interest going. This, nor any sales for my Buyers does not show as activity on this website - I have to get that to work better.
The links for Ucluelet and my bonus $$ offers are now pretty well fixed, so do take a look. A great time for investment or just vacation/rental opportunities on the opposite end of the peninsula to Tofino, BUT LOTS of properties to consider: give me a call.
More ads and promotions are in the planning phase, but our grand daughter's arrival in January and many other family activities will always mean I am very happy to work, but to provide my clients with the absolute best service, family must drop to second place for selling or buying for YOU.

Hmm, it has been a while
Yes, busy with potential buyers and forgetting to be opinionated on my blog.
Time goes by fast in the real estate business in Victoria. The reality is that when other markets are looking a little sad and fluctuate due to many aspects of the economic cycle, the state of things in Victoria rolls along in a steady fashion. We are influenced of course by interest rates, and early last year had a fast moving market with people trying to get things done prior to the arrival of HST and to take advantage of some incentive programs.
However, we are also favored by those who like the even weather patterns of our west coast living. Sure we get our share of winter - what would skiing be with out snow, or our salmon rivers without lots of rain. Calls from other parts of Canada are a regular part of our business and we love to arrange to tour our fabulous properties. The niche market of Ucluelet (you clue let) with which I now have a direct connection is another of our specialties being ideal for the recreational or second property market. Easily accessed from anywhere, it comes ahead of its neighbor Tofino when it comes to a powerful source of amazingly priced properties in all sectors of this market. This runs from time-shares, holiday rental properties, hotel units, wonderful view lots at good prices, operational Bed and Breakfasts, fully developed west coast houses - the lot.
With a direct line and agreement to assist in marketing I can put you in touch with ALL of these properties, or will arrange a personal tour to take a close look at a very special and barely noticed market. Frankly a good time to buy.
So I have to go now and do some entertaining.

Thoughts for today
It is interesting how my time so far in the Real Estate world, and particularly as YOUR consultant I have been greatly adding to my specific knowledge and skill set for the career ahead. SURE I would like to have a listing or a sale to deal with - I am more than ready, but I am also learning from my elders and peers.
The full week's course we attended provided a FULL array of excitement in all areas from AGENCY (more of that will show up here or on www.millardhomes.ca), to the simplest matter of placing my name in front of you on a regular basis - look out for a fridge magnet or a small note pad with my info plastered all over it.
Anyway I now have a few days of relative peace and quiet to go back over all the books, checklists and other materials I have been exposed to in the last six weeks, and to put polish on my own version of what to do, how to do it and when. In JANUARY I expect to be even more ready than I am today to take on your needs. Even to talk interesting talk about the cost of having me as YOUR consultant in Real Estate.

Time for some news
OK, so the last couple or three weeks have been filled with a pile of start-up activities
Then our world of musical activities has been high on the to-do list. The Victoria Philharmonic Choir was in full voice on November 20th www.vpc.ca. Any singers out there? Lots of fun and really good musical training under the direction of Peter Butterfield. Also the Victoria Chamber Orchestra for which I am Treasurer, and more importantly for which my wife plays violin has had two concerts this last weekend www.victoriachamberorchestra.org.
So a fairly full time, but being YOUR consultant in Real Estate is my priority so as we head into December I will be starting more active participation in this world, where I can bring all the talents from my work life to date to assist you with your real estate questions. More on that shortly.

About to start another week
Well in Real Estate we should know that the weekends, when our clients old and new are most active, is the time for us to also be at our most active. OK, yes I spent Saturday afternoon at the Pemberton Holmes office - two calls from people needing directions, and then I was 'on call' until midnight Saturday. Well it was my wife's birthday and we went to the Keg - cell phone on and new laptop at the ready!!
And the rest of this weekend I can feel pleased that I almost have a fully functioning website - I'll post the url here as soon as I am sure some typos and bits have been sorted out. I am also setting up a new e.mail address just for real estate. This will be separate from our personal e.mail addresses, and I will access it at any time just on the laptop and my IPhone (that is coming as a birthday present for me in a few days - SURPRISE!!).
I am working on my Facebook account to set up a link for people to access my website that way, and will also update my Linkedin profile and fire up a Twitter account. Those are all targeted for completion this week.
In the mean time I am open for business so don't forget, and send me a note so I can drop by to tell you more of what is totally unique about my way of bringing a smile to your faces and your bank manager's!

So my tag line was born.

Real Estate - well that is now my area of activity - I'll tell you about my past if you ask!
AND 'Consultant' - for sure that is what I am for you. I have been a consultant for many people and on many projects in my 40 years of construction, project management and business, so a 'Consultant' I will remain.
